Knowing the location of your property boundary lines means you will know where to legally place features such as fences, pools, garages or driveways.

Aside from not holding late-night band practice in your garage, knowing the location of your property lines is one of the best ways to avoid disputes with your neighbors.

Property lines are the defined points where one owner’s land ends and the neighboring property begins. A property owner uses boundary lines to determine where to legally place features such as fences, pools, garages or driveways. Erecting a structure on or partially on another person’s property can lead to disputes and, often, lawsuits.

Finding out where your property lines are is not difficult:

Check your deed

Your deed contains a description — in words — of your property’s boundaries. Following the description, you should be able to measure from named landmarks to determine the location of your boundaries. Just be warned: The description may rely on the location of a tree that no longer exists or a creek that has gone dry.

If the most recent deed for your property does not contain this sort of description, it will refer you back to an older deed. Keep following the references back, until you find a deed with a description of the boundaries.

Review your property survey

When you bought your home, it’s likely you received a map, also known as a plat, showing property lines and measurements. If it wasn’t included with your paperwork, check with your local clerk’s or surveyor’s office. Some of these maps may be available online, while others will be hard copies or microfiche copies. Even maps of neighboring properties can be valuable if they show shared property lines.

If you live in a subdivision or neighborhood in which many homes appear to have been built around the same time, it is possible your deed’s legal description will be vague, reading something like “Parcel 17, New Castle Development” or “Lot 7, Second Addition.” This is an indication that surveyors created multiple lots at the same time and drew one map showing where they were all located. You should be able to find the master plat in public records.

Hire a surveyor

If you don’t have a survey or plat — or at least not one that’s at all up-to-date or specific — you may choose to hire a professional to do a land survey. The surveyor can measure and map the property and will generally also mark the corners of the property with stakes.

The cost of hiring a professional surveyor depends on your location and project. If you decide to hire a surveyor, ask friends and family members for referrals. You’ll want to meet with several potential surveyors to discuss your needs and choose one who is experienced and with whom you feel comfortable working.

The surveyor needs to be licensed with your state and should carry professional liability insurance, which can cover you if the surveyor makes a mistake in the survey. Ask if the surveyor is willing to walk your property lines with you following the completion of the survey. Also ask about the equipment the surveyor uses; GPS and CAD, for instance, allow for more precise surveys than those possible before these innovations. You must also tell your surveyor why you need a survey and exactly which services you require. This will ensure that the fee estimate you receive is as accurate as possible.

Check on your title deed

The title deed contains the legitimate representation of your property, which represents the assessments and limits of the property in words. For many people, interpreting what is presented on the title deed is usually a problem. Nonetheless, the legitimate representation sometimes uses tourist attractions and estimates that can help you have a clue.

Using your deed to find your property lines should not be difficult.

You can just, measure from the milestones in the display to the property line. Print a peg or other marker on each corner. From each stake, measure to the right around your property to make sure the intentional lines line up with the deed.

How to determine property linesAll cities and jurisdictions in the Minneapolis St. Paul, MN area require that fences be built inside of your property lines and do not encroach on neighboring properties. It is the property owner’s responsibility to ensure proper fence location. When your home was built, a surveyor marked your lot’s corners with property pins or other markers at each corner. Property pins are metal stakes that will sometimes have a round top and a plastic colored cap on them. Over the years, they often get buried beneath sod or other landscaping and are generally found just a few inches below the surface.

We strongly encourage you to find the official property pins or markers to locate your property lines prior to any fence installation. Don’t assume that you know where your property lines are. You can’t rely on where a current fence is located, where you and or your neighbors mow their lawns or where your sprinkler heads are located. It can be very costly for you if you have to move your new fence after installation.

How to determine property linesIf your property pins are not marked or visible and you have a document called a “Certificate of Survey,” you may be able to use that survey to locate the property pins yourself. You may have been given this document when you purchased and closed on your home. Check your mortgage and deed paperwork. If you don’t have a copy, this Certificate of Survey is usually available from the city or county in which you live. Another option is to ask your real estate agent or your mortgage company. They may have a copy of this document on file.

Use the Certificate of Survey’s information and dimensions to find one pin on the property. You can then measure from that pin to the next pin to find all of the property pins. A “Plat Survey” or “Property Deed” document may also have enough information to help you. Uncover or flag each pin to mark its location.

If you are not able find and uncover the pins, you may be able to locate the pins by renting a metal detector. Another option is to use a GPS application on your cell phone or tablet to get you “close” by using some of the coordinates you have on your deed or other property documents. If you cannot find the pins yourself or think that a pin may have been moved, contact a professional surveyor to locate, expose and stake your property pins for you.

We can provide you with a copy of the Assessor’s map, which will show an outline of your property according to the dimensions on your deed.

In rural areas, or in other areas where there may not be a regular lot pattern, you may have to reference an existing or obtain a partial or full survey from a licensed land surveyor or civil engineer.

In urban areas, you may sometimes determine the location of your front lot line once you know the width of the right of way in front of your property (a staff member at the counter can help you to find out the width). For example, suppose the width of the right of way is 50 feet. Your front property line will be located approximately one half that distance, or 25 feet, from the middle of the right of way.

Fence lines are not necessarily a good indicator of property lines and should not be relied upon for drawing plans and determining setbacks.

If in doubt, hire a licensed land surveyor to prepare a survey. Depending on the type of project you are proposing, you may need to obtain a full or partial boundary survey of your property for submittal with a planning or building permit application. A boundary survey is required for work within five feet of a required minimum setback.

    I can normally find any and everything on YouTube, but I’m having trouble with this one.

    Would be a great addition to my real estate and photography businesses.

  • Definitely not. From what I’ve seen from the big photography companies that offer this feature, they just state that property lines are approximate and not warranted. It’s just for visual purposes when someone is scrolling through the MLS and you want to show a home is sitting on a large lot – especially a lot that’s heavily wooded in the back. Plat maps and actual surveys will cover all of that.

    You’re right about copying the GIS map. I’m going to see if I can make that work and line them up as closely as possible.

  • What program do you use? This is super easy to do in Photoshop, you can even just grab a paint brush and trace the property line if you want. Most editing programs let you draw lines either by connecting 2 points or free-hand.

    If you don’t need a high-resolution version of the image, you can use something like FastStone Image Capture (v5.3 and older are free). Snag-It is another popular one that can easily do this, but you need to take a screen capture of it first. Fast Stone Image Viewer probably does it too but I have not tried.

  • I buy and sell vacant land for fun and profit – mostly on my laptop so I depend heavily on software/saas tools to do vetting/inspection. I love Parlay 2.0 which is an overlay for Google Earth Pro. it does cost about $30 per month. But if you are in business it can be very helpful.

    I have included a lot that I purchased that I used parlay (shows all property lines in blue) I had considered subdividing the parcel into 2 pieces. I used GE’s drawing tool to add the redlines of what I thought I might do for the split. not sure you can use it or not since it is not “your” still shot.
